Ecco come i sensori IoT possono ridurre la spesa dei servizi gestiti
Aggiungere sensori IoT nella gestione degli edifici è ormai pratica comune in tutti i paesi anglosassoni. Grazie a questo è possibile risparmiare fino al 40% delle spese manutentive. Analizziamo 5 elementi.

Up until now, beacons (small transmitters that collect and transmit location-based data through connected smartphone apps), have primarily been used by retailers to send personalised offers directly to the smartphones of nearby customers. The potential of using Beacons to enhance building occupant interaction and workplace experience is however not any far-off fantasy.
We’ve had great success so far at Sial Servizi, using Bluetooth based beacon technology along the user touchpoint journey, allowing building users to interact with the location through a mobile application.
The beacon provides the user with useful information, captures real time feedback, pushes alerts or reminders as an interactive means of employee engagement.
Monitoring user satisfaction or challenges along the occupant journey in the building, beacons help us to generate real-time feedback and proactively resolve real-time issues along the user journey within the building

Sensors provide insight into when space is used, how space is used, in which time frames the traffic in the office tops and more space is needed or the reverse.
Understanding the usage of workspace can help to determine actual workspace utilisation rates, be helpful when planning special space configuration project. All in real-time.

3. Optimising service efficiency with Activity Based Services

Traditionally in Facility Management, front-line employees within for example cleaning and maintenance have been following pre-planned schedules for when to clean or maintain and when.

4. Taking maintenance to another level: from proactive to predictive maintenance
In our technical service line, we add standard IOT sensing inputs to existing assets. These sensing inputs help us to capture real time diagnostics which can be aggregated and mined for advanced analysis and fault detection.
A standard retrofit sensing solution in asset management enables centralised and remote monitoring of the assets under our maintenance. While our current focus is on temperature, vibration & power quality we continue to leverage IoT infrastructure to expand the many types of sensing available in the market
Early fault detection is critical for customers business continuity & expense avoidance, at a client site we retrofitted vibration sensing in the chiller assets which exposed components within the assets near critical failure. A maintenance task resolved the issue and extended the asset life, if this had not been unlocked Sial Servizi and the client would have been exposed to huge costs to arrange emergency equipment to be setup in a costly reactive experience.
5. Improve indoor environmental monitoring, employee well-being and productivity
The capability of sensor infrastructure goes way beyond real time diagnostics, services and space optimisation.
The sensor infrastructure helps us to collect a wide range of environmental monitoring components including light, temperature, humidity, CO2, VOC and air pressure. Factors that all have great impact on employee productivity, health and well-being.
Several studies have shown that when a meeting room is in use CO2 levels increase. When those levels reach 1000ppm concentration will start to decrease, and as the level reaches 2000ppm symptoms such as headaches will start to show.
Using the real-time data, indicators in the room can advise users when they may need a “bio-break” or open a window for fresh air. Through historical data collection, where trends are indicated engineering teams are informed and can optimize building controls to ensure airflow is matched with the need
Furthermore, from the IOT data we can evidence to customers meeting room utilization as well as indicate a percentage of unproductive meetings time.
